What is a Home Inspection
A home inspection from Home Inspections Plus+ is a comprehensive evaluation of the home from the foundation through the roof. It is a visual inspection of the property without any structural intrusion. The inspector examines the heating systems, the interior plumbing and electrical, the roof, attic, crawlspace, foundation or basement, visible insulation, walls ceilings floors, windows and doors. Again, it is a visual inspection; looking for any red flags items that may have been a problem or could be a problem if not repaired. The inspector is primarily looking for safety issues and repair items, not cosmetic issues. Our home inspection meets or exceeds the standards of NAHI National Association of Home Inspectors and ASHI American Society of Home Inspectors.
Your participation in the inspection process is important; the typical inspection takes between and hour and a half and two hours on site.
The final report will be delivered via email; usually within 24 hours. The report highlights the condition of the home with the findings being the same if the seller, buyer or lender order the report. It is a neutral "third party" inspection.
The exterior of the home and the grounds are inspected for any indication that the structure could suffer damage from exterior conditions. Making sure for instance, that downspouts are intact and water drains away from the home; that gutters are clean from debris and the roof is clear of moss. Of course the weather and season is a large factor in what can be inspected at the time of the inspection.
The home inspection may include a Recall Chek report on the appliances in the home. We can provide all of the model numbers and serial numbers on the existing appliances into a national data base for any recalls by the manufacturer. You can also add additional appliances once you move in, and you will receive periodic updates.
